Today we’re discussing the four factors to keep in mind when preparing your home for sale:
Market conditions in your neighborhood.Are we in a buyer’s or a seller’s market? In a buyer’s market, there’s a lot of inventory to choose from, so buyers have many options. You have to be a bit more competitive. In a strong seller’s market, which is what we’ve generally been seeing here for the past couple of years, you may have to do less to prepare your house for sale. However, you still need to price the property appropriately.
Price point. Here in Coral Springs, anything $550,000 or above is considered to be a ‘luxury’ home, and it will have to be in a more updated condition—it’s what those buyers expect. If you’re below that price point, many more buyers can afford your house, so it’s possible you won’t have to do as many upgrades to sell. There will be much more competition for your property.
Selling conditions in your neighborhood. Are all the homes updated with a modern kitchen and fancy bathrooms? If so, and your house hasn’t kept up, it will have to be priced competitively and you’ll need to know buyers in your neighborhood are expecting more upgrades.
Available Resources.If you aren’t handy or don’t have a massive budget for updates, that’s fine. We can sell a home in any condition, and most sales today are as is.
Consult your Realtor to make sure you’re doing what would make the biggest difference in your home, whether it’s a few minor updates or pricing it properly. There’s a lot we can do without spending a ton of money to make your house stand out and help you get top dollar. Ultimately, that’s what most sellers want—to get the most money for their home.
